My Grandfather died (10 years ago) and his Will states that his second wife can live in his house for the rest of her life (my Grandmother, his first wife, died before I was born). Upon my Grandfather's second wife's death the Will then states the house is to be given 50:50 to his two children (my Father and my Aunt). However, my Father died 18 years ago (before my Grandfather died but he never changed his Will. My Mother is still alive, as is my Aunt, I am an only child and my Aunt has two children. My question is, what happens to my Father's 50% of the house when it is eventually sold?

There are a number of possibilities which will depend upon the exact wording in your grandfather's will. In order to give correct advice I would need to know precisely what the will says about the house. Do you have a copy of the will and could you post the wording in relation to the house?

Many thanks for your reply. I do not have a copy of the Will as my Aunt has it but I will obtain a copy. She did tell me that she believes my Father's 50% would be divided 3 ways between her 2 children and myself. I'm not sure if this is right, hence my original query.

Did your Aunt say why she thought that your father's 50% share would be divided 3 ways, is this what is stated in the will or is this just what she thinks will happen.
You will definitely need to see the will to ascertain whether or not what your Aunt has said is correct. When you receive a copy of the will if you post the relevant wording on the forum or take up Richard's offer someone will hopefully be able to advise you further.

No, the Will doesn't state my
No, the Will doesn't state my Father's 50% share is to be divided 3 ways. My Aunt tells me that this is automatic as my Father has passed away. I will obtain a copy as soon as I can to find out the exact wording. Many thanks.
