Tenancy

I am renting an annex for the past 6 months. I have a 12 month contract with a break clause which has now past. The landlords have decided to "test" the market and have put their house on the market. They keep asking for permission to view the annex. I have asked if they want to sell and they have said not really but will let me know if they consider any offers. Can they terminate my contract before it ends? Can I refuse to let the agent show the annex to prospective buyers?

If you have a 12 month fixed term contract and any break clause contained in that contract has now expired then the only way that the Landlord can gain possession of the property prior to the end of the fixed term is by applying to the court for possession after issuing you with a section 8 notice. A section 8 notice can only be issued if you are in arrears with your rent or you are breaching the terms of you agreement. I would suggest therefore that as long as you are paying your rent on time and keeping to the terms of the tenancy agreement the landlord cannot terminate the contract before it ends.
With regard to whether the landlord can show the property to prospective purchasers this will depend entirely on what is in your tenancy agreement. Most tenancy agreements contain a clause which states that the landlord can have access to the property if they give 24 hours notice. However this does not necessarily mean that the landlord can show prospective purchasers the property if he gives you 24 hours notice of his intention to do so.
If you do not want prospective purchasers to view the property during your tenancy you should write to the landlord or his agent and state that you are not willing to let any prospective purchasers view the property as this would interfere with your right to quite enjoyment of the property.
