landlord wishes to conduct monthly inspections - reasonable?

Given a 9-month assured shorthold tenancy agreement, is it reasonable for a landlord to insist on carrying out monthly inspections?

Relevant terms of the contract are that:

1) the landlord may, giving 24 hours, notice, enter the property to inspect its condition and state of repair, and

2) the landlord shall permit the tenant to have quiet enjoyment of the property without interruption by the landlord

3) the tenant shall notify the landlord promptly of any disrepair, damage, or defect in the property or any event that causes such

4) the tenant has paid a large deposit

5) the tenant is obliged to leave the property in the same state of cleanliness and repair that it was in at the start of the tenancy

Obviously "there is a limit" somewhere, and whilst the landlord has the right to inspect, he would be unreasonable to expect to do so every day. Are monthly inspections with 24 hours notice reasonable or unreasonable?

Although monthly inspections may seem a little excessive the Contract gives the Landlord a right to inspect the property upon giving 24 hours notice. This is a standard clause in most AST's. It is common for Landlords or their agents to inspect a rental property on a monthly or bi-monthly basis, especially at the start of a new tenancy, to ensure that the property is being looked after.

If you object to this you should put your objection in writing to the Landlord or their agent. You may have an argument to say that monthly inspections do not allow you to have quiet enjoyment of the property without interruption from the Landlord.
