Is it mandatory to obtain a HIPS pack when selling your house? What if you decide to sell it privately instead of through an estate agent?

A Home Information Pack is required whenever a residential property is "put on the market"(these are the words used by the Housing Act) with vacant possession.

Therefore even though a house is sold privately a HIP is required if the house was advertised on the market.

On the other hand if you were selling to friend or to a family member provided no advertising had taken place no HIP is required.
